A local contact’s message that “the address and water are sorted” is not the same as evidence that a site is correctly identified or has completed water service. For an owner managing a Ghana project from abroad, keep the address, site-plan references, utility request, quotation, payment and service outcome as separate records.

Short answer: GhanaPostGPS describes its system as Ghana’s official digital property-addressing system, while Ghana.gov identifies Ghana Water Company Limited’s urban water-supply role. Record the digital address and compare it with the site plan and qualified survey evidence. Keep any utility request, quotation, receipt and service outcome separate; a digital address does not itself create a water connection. Official Ghana property and utility sources

Questions to ask first

  • What is the exact GhanaPostGPS address, and does it resolve to the intended site?
  • Does the address match the site plan, plot description, photographs and project records?
  • Is the property within Ghana Water Limited’s relevant service area, or is another water arrangement involved?
  • Is there an official utility request, customer reference, quotation, receipt or status record?
  • Is the evidence only an address or application, or does it show an installed and functioning service?

1. Create one site identity record

GhanaPostGPS describes its system as Ghana’s official digital property-addressing system, assigning unique addresses to locations. Record the digital address, region, district, locality, landmark, plot description and local contact. Ask the local contact to send the official address record and map evidence rather than relying only on a voice note.

2. Compare the address with independent evidence

GhanaPostGPS explains that its system uses 5m by 5m grids to assign unique addresses. Compare the address with the site plan, photos and qualified survey evidence. A digital address helps locate a site, but it does not prove title, boundaries or ownership.

A GhanaPostGPS address is location evidence, not a survey or title record. Record the source, date and exact property description, and keep any mismatch visible. Do not present a digital address as proof of ownership or boundary position.

3. Understand what the water evidence proves

Ghana.gov describes Ghana Water Company Limited’s urban water-supply and infrastructure role. Keep any official water-service request, inspection, quotation, payment receipt and service outcome as separate evidence states. Confirm the current process with the relevant utility.

A public description of the utility’s role does not prove that a particular plot has a live connection, suitable pressure or continuous supply. If a payment is requested, use the utility’s official channel and keep the receipt. If anyone asks for cash outside the documented process, pause and verify it with the relevant authority.

4. Do not confuse an address with a utility connection

Ask what water arrangement applies to the property: Ghana Water service, borehole, tanker, shared line, private storage or another arrangement. Record the responsible authority or provider and do not assume that a digital address creates a water account or connection.

5. Build a distance-ready evidence pack

Keep six labelled sections: site identity; GhanaPostGPS address; site-plan and survey references; Ghana Water correspondence; payments and receipts; observed service outcome. For each item record the source, date, status and unresolved question.

A photo of a pipe, tank, tap or meter may be useful context, but it is not conclusive proof of an account, approved connection or suitable service. Confirm status through the official utility channel.

S.E.S does not provide legal, land-registration, surveying, engineering, water-quality, utility-approval, tax, financial or title-certification services. S.E.S does not certify addresses, title, boundaries, permits, leases, water availability, meters, payments or service connections. Ghana Water Limited, GhanaPostGPS, relevant authorities and qualified professionals must answer official-status and specialist questions.

Pause before relying on the record

Pause if the digital address points to a different location, the site plan does not match the property, the utility reference cannot be verified, the payment trail is incomplete or the local contact describes an application as a completed connection.

Your situation is specific

Keep the property identity and utility record clear from abroad.

S.E.S can organise supplied evidence and dated observations within an agreed oversight scope. An enquiry is not a utility application or approval.
