S.E.S PMS is currently managing the construction of a four-bedroom detached family home for a UK-based client in Ghana's Central Region. Here is a full update on the project structure, current status, and what this engagement demonstrates about diaspora-funded construction done right.

The Project

S.E.S PMS is currently managing the construction of a four-bedroom detached family home for a client based in the United Kingdom. The project is located in Ghana's Central Region — an area the client's family has strong roots in and where the client intends the home to serve as both a family residence and a long-term asset.

The client engaged S.E.S PMS before construction began, which has allowed us to structure the entire project — from contractor selection through to payment controls and site reporting — under a proper project management framework from day one.


Why the Client Engaged S.E.S PMS

The client had watched friends and family members attempt similar builds from abroad and had seen the familiar patterns: contractors who slowed down once the initial payment was made, progress reports that didn't match reality, and costs that kept rising without clear justification.

Rather than repeat those experiences, the client made the decision to engage professional oversight before committing funds. The brief was clear: build a quality four-bedroom home, on time, within budget, with full transparency at every stage — and without having to rely on a family member to manage it.

Project Structure

The project is being delivered under our standard diaspora client framework, which includes the following elements:

Contractor Selection. S.E.S PMS managed a competitive tender process, reviewing three contractors against a defined scope of works. The selected contractor was chosen on the basis of demonstrated experience, references from previous residential projects, and pricing that was transparent and itemised — not a lump-sum figure.

Milestone-Based Payment Schedule. No payment is released without independent verification that the corresponding milestone has been completed to the required standard. The client does not send money based on a phone call or a WhatsApp photo — every payment is triggered by a written verification report from our team on the ground.

Bi-Weekly Progress Reporting. The client receives a structured progress report every two weeks, including photographs, a milestone status update, and a note on any issues arising and how they are being managed. There are no surprises.

Change Control. Any variation to the original scope — whether requested by the client or proposed by the contractor — goes through a formal change control process. The client approves all changes in writing before any additional cost is incurred.


Current Status

The project is currently in active construction. Foundation works have been completed and independently verified. Structural works are progressing in line with the agreed milestone schedule.

The client has been kept informed at every stage and has not needed to travel to Ghana to check on progress. That is the point.

This project is a practical example of what diaspora-funded construction in Ghana can look like when it is properly structured.

The client is not on the ground. They are working full-time in the UK, managing family commitments, and trusting that their investment is being protected.
